These Terms of Use and Conditions (THESE “TERMS”) set forth the legally binding terms and conditions between Landlord Eviction Services (“Landlord Eviction Services,” “we,” “our,” “us”) and you that govern your use of the website located at landlordevictionservices.com and any other websites that link to these Terms (collectively, the “Site”). Certain features of the Site may be subject to additional guidelines, terms, or rules, which will be posted on the Site in connection with such features. All such additional terms, guidelines, and rules are incorporated by reference into these Terms.

By accessing or using the Site, you accept these Terms (on behalf of yourself or the entity that you represent) and you represent and warrant that you have the right, authority, and capacity to enter into these Terms (on behalf of yourself or the entity that you represent). You may not access or use the Site or accept the Terms if you are not at least 18 years old. If you do not agree with all provisions of these Terms, do not access and/or use the Site. Landlord Eviction Services may update these Terms at any time without notice; continued use of the Site following any change constitutes your acknowledgment and agreement to be bound by the modified Terms.

1. FILE INFORMATION

1.1 FILE INFORMATION CREATION

To use certain Site features and services, a File may be created for you and updated through your interactions with Landlord Eviction Services (e.g., web forms, text messages, phone calls, emails). Information you submit becomes the property of Landlord Eviction Services and will be used only as reasonably necessary to deliver the Site and our services. You represent and warrant that (a) all information you submit is current, complete, truthful, and accurate; and (b) you will maintain and promptly update the information. Landlord Eviction Services may suspend or terminate your File per Section 10. Suspension/termination does not reduce or modify any amounts you owe for services rendered or purchased.

1.2 FILE INFORMATION & SECURITY RESPONSIBILITIES

You are responsible for maintaining the confidentiality and security of your File information and communications with Landlord Eviction Services. We are not liable for losses arising from someone impersonating you or accessing/modifying your File information via email, phone, text, or web submissions. Do not share your File information. Notify us immediately of any unauthorized use or suspected breach. We cannot be liable for any loss or damage resulting from your failure to comply.

2. ACCESS TO THE SITE

2.1 LICENSE

Subject to these Terms, Landlord Eviction Services grants you a non-transferable, non-exclusive, revocable, limited license to use and access the Site solely for your own business’s internal purposes related to landlord services.

2.2 RESTRICTIONS

You shall not: (a) license, sell, rent, lease, transfer, assign, distribute, host, or otherwise commercially exploit the Site or its content; (b) modify, make derivative works of, disassemble, reverse compile, or reverse engineer any part of the Site; (c) access the Site to build a similar or competitive product or service; (d) copy, reproduce, distribute, republish, download, display, post, or transmit any part of the Site except as expressly permitted in 2.1. Future releases/updates remain subject to these Terms.

2.3 MODIFICATION

We may modify, suspend, or discontinue the Site (in whole or in part) at any time with or without notice. We will not be liable to you or any third party for any modification, suspension, or discontinuation.

2.4 NO SUPPORT OR MAINTENANCE

We have no obligation to provide support or maintenance for the Site unless expressly agreed in writing.

2.5 OWNERSHIP

All intellectual-property rights in the Site and its content are owned by Landlord Eviction Services or its licensors. Your access does not transfer any rights except for the limited license stated in 2.1. No implied licenses are granted.

3. ARTIFICIAL INTELLIGENCE; ACCEPTABLE USE

3.1 USE OF AI; LIMITATION OF LIABILITY

We may provide services that use third-party Artificial Intelligence (AI). AI outputs (e.g., templates, text, documents, analyses) are experimental and may contain errors. You are solely responsible for your inputs and for reviewing all outputs. To the fullest extent permitted by law, our liability for AI-related services will not exceed the amount you paid for the specific AI-enabled service at issue.

3.2 ACCEPTABLE USE POLICY

You agree not to use the Site or any AI features to upload, transmit, or distribute content that: (i) infringes third-party rights; (ii) is unlawful, defamatory, harassing, hateful, obscene, or otherwise objectionable; (iii) harms minors; or (iv) violates laws or third-party obligations. You further agree not to: upload malware; send unsolicited promotions/spam; harvest data without consent; disrupt networks; attempt unauthorized access; harass users; impersonate others; or deploy automated agents to scrape or overload the Site (subject only to standard, revocable public-search indexing consistent with our robots.txt).

4. NO LEGAL ADVICE; NATURE OF SERVICES

Landlord Eviction Services is not a law firm and does not provide legal advice or legal representation. We provide landlord-side eviction support (e.g., document generation, notice/workflow guidance, filing coordination, and referrals to licensed Wyoming attorneys upon request). Use of the Site and purchase of services are made with the understanding that no attorney-client relationship is formed with Landlord Eviction Services. You are responsible for compliance with the Wyoming Residential Landlord and Tenant Act, fair-housing laws, and any applicable county justice-court rules. If you need legal advice, consult a licensed attorney.

5. THIRD-PARTY LINKS & ADS

The Site may contain links to third-party websites/services and advertisements (“Third-Party Links & Ads”). We do not control or endorse them and are not responsible for their content, availability, or data practices. Your use of Third-Party Links & Ads is at your own risk and subject to the third party’s terms and privacy policies.

6. INDEMNIFICATION

You agree to indemnify and hold Landlord Eviction Services and its officers, employees, and agents harmless (including reasonable attorneys’ fees) from any third-party claim arising out of: (a) your use of the Site/services; (b) AI inputs/outputs you generate; (c) your breach of these Terms; or (d) your violation of law.

7. RELEASE

You release and forever discharge Landlord Eviction Services (and our officers, employees, agents, successors, and assigns) from any dispute or claim arising out of or related to the Site or interactions with other users or Third-Party Links & Ads. If you are a California resident, you waive California Civil Code §1542 and any similar law.

8. DISCLAIMERS

The Site and all content, software, products, services, materials, and information made available on or through the Site are provided “AS IS” and “AS AVAILABLE.” To the maximum extent permitted by law, Landlord Eviction Services disclaims all warranties, express or implied, including merchantability, fitness for a particular purpose, title, accuracy, and non-infringement. We do not warrant that the Site or services will be uninterrupted, timely, secure, error-free, virus-free, or accurate. If any warranty is required by law, it is limited to 90 days from first use.

9. LIMITATION ON LIABILITY

To the maximum extent permitted by law, Landlord Eviction Services and suppliers will not be liable for lost profits, lost data, replacement costs, or any indirect, consequential, incidental, special, exemplary, or punitive damages, even if advised of the possibility. Our cumulative liability for any claim relating to the Site/services is limited to the amount you paid to Landlord Eviction Services for the specific service or product giving rise to the claim. Suppliers, vendors, technology partners, and affiliates shall have no liability arising from or relating to the Site/services. These limitations reflect the allocation of risk and survival termination.

10. TERM AND TERMINATION

These Terms apply while you use the Site. We may refuse service, remove or edit content, or suspend/terminate your rights (including your File) for any reason, including violations of these Terms. Upon termination, your access ends immediately and associated data may be deleted. We will not be liable for termination or deletion. The following survive termination: 2.2–2.5, 3, 5–14.

11. ENFORCEMENT

We may (but are not required to) review user-generated data/documents and investigate violations. Remedies may include content removal, File termination (per Section 10), and/or referral to law enforcement.

12. FEES AND NO-REFUND POLICY

All fees for Services are non-refundable, regardless of outcome. Once payment is made and Services have commenced (including initial review of your matter, creation of a File, or document preparation), no refunds, credits, or chargebacks will be issued under any circumstances.

You acknowledge and agree that:

1. Court outcomes, landlord or tenant actions, and third-party decisions are beyond our control.

2. Payments made for Services are earned upon receipt.

3. Disputes regarding Services must be addressed directly with Landlord Eviction Services, not through payment reversals or chargebacks.

4. Any attempt to initiate a chargeback with your card issuer will be considered a breach of these Terms, and Landlord Eviction Services reserves the right to pursue all remedies available under Arizona law, including recovery of fees, costs, and attorneys’ fees.

13. MONEY-BACK GUARANTEE; PAYMENT PLANS; CHARGEBACKS

We may offer full-price payment, discounted pricing (if approved), installment plans (2–4 payments over ~2–16 weeks), or customized invoices with minimum payments (≥$119; ≤5 installments). Eligibility is determined solely by Landlord Eviction Services and may change without notice.

13.1 CHARGEBACK PROHIBITION

Because a defined Money-Back Guarantee may be available, you agree that chargebacks are improper where (i) we delivered the purchased product/instructions and (ii) you did not follow instructions or you achieved a reasonable result. You authorize us to contest chargebacks and acknowledge we may pursue remedies permitted by law. (Credit-reporting language should be enforced only if compliant with federal/state law and card-network rules.)

14. FEEDBACK

You assign to Landlord Eviction Services all rights in any feedback/suggestions you provide, and we may use them without attribution or compensation. Do not submit confidential/proprietary information as “Feedback.”

15. GENERAL

15.1 GOVERNING LAW & DISPUTE RESOLUTION

These Terms are governed by U.S. law and the laws of the State of Wyoming (without regard to conflicts rules). The CISG and UCITA do not apply.

Venue: Any claim or dispute shall be brought in a court of competent jurisdiction in  Sheridan County, Wyoming; you consent to personal jurisdiction and waive objections to venue.

Injunctive Relief & Attorneys’ Fees: We may seek urgent injunctive relief in any jurisdiction. The prevailing party in any action to enforce these Terms is entitled to reasonable attorneys’ fees and costs.

15.2 EXPORT

You agree to comply with applicable U.S. export controls and not to export/re-export technical data or products in violation of law.

15.3 ELECTRONIC COMMUNICATIONS

You consent to receive communications electronically and agree electronic agreements/notices/disclosures satisfy legal writing requirements.

15.4 ENTIRE TERMS

These Terms are the entire agreement regarding the Site/services. Our failure to enforce any provision is not a waiver. “Including” means “including without limitation.” If any provision is invalid, it will be modified to the minimum extent necessary to be enforceable, and the remainder will remain in effect. You may not assign these Terms without our written consent; we may assign freely. These Terms bind permitted successors/assigns.
